Cash Purchases

Typically on cash purchases, we offer quick closings around 7 days and up to 2 weeks.  Closings are negotiable by both parties but typically are done fairly quickly with entire cash payment due at closing. Texas law states that in order to purchase real estate a consideration of at least $10 must be made with a contract. 

 

Owner Finance Purchases

If you own your home free and clear, Owner Finance can be a desired path for some homeowners. Owners can ask for an upfront down payment, allotted monthly payments and ending with a balloon payment anywhere between 2-5 years. Depending on how much equity you have in your home, we may also offer to purchase your home via Owner Finance with a remaining mortgage balance still in place. 

Mortgage Assumption

Whether you are behind on your mortgage or not, we can assume the remaining balance of your mortgage and take over payments. This can help if you do not want to continue making payments on your home but you would like the credit of making monthly on time payments in order to show good-standing, on time payments reported monthly on your credit report. Maintaining one time monthly payments can help to also increase your credit score. 

Pay Back-Taxes

If you are behind on your property taxes the county can force a foreclosure on your home.  Once you have a foreclosure on your credit, it will remain on your credit until it falls off after 7 years later. Typically you will have a hard time receiving any type of credit account, credit card or revolving credit.  Also, in applying for rentals you may end up being required to put more security deposit down, sometimes 2X or 3X the monthly rent due to a serious credit issue such as foreclosure. We will gather the amount you owe in property taxes and take that into consideration with our offer. 

Pay Back Mortgage Payments

Are you behind on your mortgage payments by 1, 3 or even 5 years? We will consider the amount behind on your mortgage, any reinstatement fees and remaining mortgage balance in our offer to purchase your home. 

Remove Judgements & Liens

We are willing to consider homes that have attached judgements and liens. In the event that a judgement or lien can be removed, we will need your authorization and the help of our attorney in order to proceed with the sale and title transfer of the home.
